Thermal roof survey in Newington Butts: what you get

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you can’t normally tell from the surface. Moisture readings are then used to check what the camera suggests. We’re often asked to look into possible trapped moisture under a flat roof covering and cold spots on ceilings under the roof, across insulated roof spaces, commercial roofs and loft conversions.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Newington Butts, the address is checked against all of them, and where permission is needed, the flight waits for it.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

Thermal roof surveys in Newington Butts: local notes

The wider area around Newington Butts has a long history of building, with Benjamin Franklin House about 1.4 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For businesses in and around places like Gabriel's Wharf, big, flat commercial roofs are where photos from the air and thermal images help most. Anyone responsible for a site like London College of Communication will know that thermal images can show where wet insulation sits under a big flat roof.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The height of the building and how the roof can be seen safely
  • How many separate roofs there are, like extensions, dormers and garages
  • The size of the roof
  • The package you choose: Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Booking your survey

If you can, have these to hand when you contact us:

  • What made you get in touch
  • Where water is showing inside, if it is
  • Any photos you have, taken from ground level or a window
  • Dates you are working to, like exchange

When you’re ready to go ahead, call 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Why act early in Newington Butts

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

What you get with us

How the survey works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In Newington Butts, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors

Your questions about thermal roof surveys in Newington Butts

How do I find out if my home in Newington Butts is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in Newington Butts?

Typically it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

How long will you be at the property?

Time on site depends on the roof; most visits take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.

What does the report include?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Do you need a thermal roof survey in Newington Butts?

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

Common reasons to book include:

  • Leaks far from where the stain appears
  • Stains that keep coming back
  • Moisture around outlets and upstands
  • Gaps in loft insulation

For an older house near a landmark such as Metropolitan Tabernacle, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

What to check before booking

  • Their insurance cover
  • How they plan to inspect the roof safely
  • When you’ll get the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Honest limits

It’s a careful look at the roof, not the whole story. The main limits are:

  • Hidden layers that need to be opened up to check
