Thermal roof surveys in Elephant and Castle

About our thermal roof survey in Elephant and Castle

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or send us an email with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We are often asked to look into damp around roof outlets and upstands and patches of heat loss across the roof, on pitched roof slopes, insulated roof spaces and ceilings below the roof.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips that help

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Keep the report to compare against after any repair
  • Clear leaves from outlets and gutters each autumn
  • Do not climb onto the roof to look for leaks yourself
  • Check the loft can be reached safely

After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. It normally takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Elephant and Castle, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photos and our recommendations.

How to prepare

  • For flats, check roof access has been agreed
  • Keep pets inside or away from the areas we’re looking at
  • Have any paperwork from past roof work to hand

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Elephant and Castle questions

Is parking a problem for a survey in Elephant and Castle?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Can you fly a drone over a roof in Elephant and Castle?

Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Elephant and Castle. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Elephant and Castle is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

What does a thermal roof survey show?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

What happens if roof problems are left?

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Our price is from £400, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

When to book a survey in Elephant and Castle

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.

Most people get in touch after spotting something like this:

  • Damp around chimneys and parapets
  • Damp patches with no obvious cause
  • Damp around roof outlets and upstands
  • Leaks far from where the stain appears

A roof leak in a hotel or guest house around Elephant and Castle means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.

What to check before booking

  • Which limits apply to the survey
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their track record with similar roofs
  • What follow-up you get after the report

What a good roof survey covers

What we cannot see

It is useful to know what a survey won’t do before you book:

  • Readings unaffected by sun, shade or reflections
  • An energy rating for the building
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.
