Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Chimney survey in Elephant and Castle: what you get

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you are worried about flashings pulling away from the stack and loose, cracked or missing pots, a survey will tell you what’s going on, on lead flashings, shared and party-wall stacks and chimney pots and cowls alike.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Elephant and Castle, as across London, that’s why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours for most homes, a little longer where there are several stacks. In Elephant and Castle, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Note where any stains or damp appear
  • Check the loft hatch can be reached
  • Leave side gates unlocked

What a chimney survey looks like in Elephant and Castle

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Elephant and Castle has a long history of building, with Benjamin Franklin House about 1.3 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a shop, office or commercial unit, for example near Gabriel's Wharf, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For landlords with property near Elephant & Castle station, the gap between tenancies is a good time to have the roof looked at.

Common roof problems in Elephant and Castle

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

A survey makes sense if you’ve noticed:

  • Flaunching that has broken away
  • A stack that appears to lean
  • Pots or cowls that look unsafe
  • Disused chimneys trapping moisture

Trees in and around Newington Gardens shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Questions to ask before you book

  • Whether the roof space is looked at, where there is one
  • Are they insured for the work?
  • What happens after the report arrives
  • What the survey won’t cover

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Flue inspections or sweeping
  • Areas we cannot view from safe positions

FAQs for Elephant and Castle

Do you survey roofs for landlords with property near Elephant & Castle station?

Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building.

Does a conservation area affect roof work in Elephant and Castle?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How do you inspect a chimney without scaffolding?

We look from the ground, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.

What do you check on a chimney?

The whole stack, as far as it can be seen safely: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Should a redundant chimney be removed?

There is no single answer. We record how the stack is doing and whether it is capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

How much is a survey?

Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

How long is the visit?

Expect it to take roughly 1–2 hours for most homes, a little longer where there are several stacks. You’ll then get the report by email, on the timescale of your package.

Roof by roof

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Why get it checked now?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
