About our gutter survey in Elephant and Castle
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We’re often asked to look into choked outlets or hopper heads and leaking or loose downpipes, on downpipes, parapet and box gutters and fascias and soffits.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Elephant and Castle, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common roof problems in Elephant and Castle
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
We’re often asked to look at:
- Gutters full of debris and silt
- Hoppers and outlets full of debris
- Joints that drip after rain
- Water backing up from a hidden gutter
Anyone responsible for a site like London College of Communication will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- What follow-up you get after the report
- What the report includes, and whether it has photographs
- Whether the loft is part of the inspection

FAQs for Elephant and Castle
How do I find out if my home in Elephant and Castle is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is parking a problem for a survey in Elephant and Castle?
It depends on the street. If Elephant and Castle has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Will you walk on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Do you test soffits or gutters for asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
What a gutter survey looks like in Elephant and Castle
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Elephant and Castle is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses like Benjamin Franklin House, about 1.3 miles north-west, show how far back building in the area around Elephant and Castle goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Homes near green spaces such as Newington Gardens can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you run a business near Gabriel's Wharf, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours at a typical home, and more on a big or complicated roof. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Elephant and Castle moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

- We look along each run for debris, sagging and drips.

Honest limits
It is a careful look at the gutter, not the whole story. The main limits are:
- What’s hidden inside a downpipe
- Confirming asbestos in older rainwater goods
- Underground drains, which need a CCTV drain survey

- Fascias and soffits
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Watch the gutters during heavy rain
- Keep climbers away from the eaves
- Check the loft with care after heavy rain
- Watch for green marks down the brickwork
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
Why get it checked now?
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
