Flat roofs in Elephant and Castle
There are several hotels within about a mile and a half of Elephant and Castle, and hotels, like offices and blocks of flats, frequently have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Elephant and Castle is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
A roof leak in a hotel or guest house around Elephant and Castle means lost rooms as well as repairs. For site and facilities teams at buildings such as London College of Communication, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you look after a shop, office or commercial unit, for example near Gabriel's Wharf, a flat roof over a business is out of sight and out of mind until it leaks.

Flat roof survey in Elephant and Castle: what you get
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey EPDM rubber, felt flat roofs and upstands and outlets, and common reasons people get in touch are failed upstands where the roof meets a wall and failed seals around rooflight kerbs.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In Elephant and Castle, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- An exact number of years the roof has left
- Whether old sheeting or boards contain asbestos
- Hidden layers beneath the covering
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. What our survey covers.
What this survey covers
- Single-ply membranes
- Mastic asphalt
- Felt flat roofs
- GRP fibreglass
- EPDM rubber
- Upstands and outlets
The survey, step by step
After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, it typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Elephant and Castle runs like any other.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Have any questions written down, so nothing gets missed
- If you are buying, let the agent know when we’re coming
- Agree roof access with the managing agent if it is shared
Getting a price
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

Tips from our surveys
Over many surveys, some simple habits stand out:
- Note the date and type of any roof work
- Check the outlets after the leaves fall
- Check ceilings under the roof for damp patches
- Have the roof looked at again after a severe storm
You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.
Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Roof by roof
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
How we price flat roof surveys
Several things affect the price of a survey:
- The roof’s overall size
- Building height and the viewpoints available
- House, block, shop or office
- Extra roofs, like extensions, dormers or garages
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Getting in touch
Getting the details right at the start saves time. It helps to include:
- Any marks or damp showing indoors
- Where the property is, with the postcode
- Pictures of the roof from a safe spot, if you have them
- When you need the report by
When you are ready to go ahead, phone 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Elephant and Castle: your questions answered
Do you cover commercial flat roofs around Elephant and Castle?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.
Is my home in Elephant and Castle listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Will you photograph what you find?
Yes. Photos are taken throughout the survey, and they go into the written report.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
