Flat roof survey in Lambeth
A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. Typical surveys look at failed upstands where the roof meets a wall and failed seals around rooflight kerbs, across EPDM rubber, single-ply membranes and mastic asphalt.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. Which one is on a roof in Lambeth shapes how it is checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

FAQs for Lambeth
Is my home in Lambeth listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover commercial flat roofs around Lambeth?
Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What a survey costs
All our prices include VAT. The things that change the price are:
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, such as extensions, dormers and garages
- The roof’s overall size
- How tall the building is and how easy the roof is to see
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
What to tell us when you get in touch
A little information up front helps. Please include:
- Your timetable, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
- Your postcode, so we can check access and travel
- Why you want a survey: buying, a leak, a storm or new work
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or use the contact form.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Flat roof surveys around Lambeth
The wider area around Lambeth has a long history of building, with Benjamin Franklin House about 1.2 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Within a mile and a half or so of Lambeth there are several hotels. If you look after one, a leak through a flat roof can put a room out of use.
Hotels and guest houses near Lambeth cannot easily close rooms for a leak. Shop and office owners around Gabriel's Wharf may find that a flat roof over a business is out of sight and out of mind until it leaks. For an older house near a landmark such as St Peter's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Local landmarks in Lambeth

Other local landmarks include Lambeth School of Art (less than half a mile south) and Lilian Baylis Technology School (under half a mile south). There’s a railway station in Lambeth itself: Vauxhall station. Other landmarks nearby include Newport Street Gallery (under half a mile north-east) and Evelina London Children's Hospital (0.5 miles north). Not far away are Bellenden Road Nature Garden and Ludgate Hill.
What happens on the day
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a visit in Lambeth, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- Move anything stored under the loft hatch
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street

If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.

It is a careful look at the flat roof, not the whole story. Its limits include:
- Whether old sheeting or boards contain asbestos
- Hidden layers beneath the covering
- Fragile surfaces, which we do not walk on
