Why act early in Lambeth
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

How a pre-purchase roof survey works in Lambeth
We survey roofs for buyers in Lambeth and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what isn’t and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or send us an email. Common reasons to book are flashings that have lifted or split and quick fixes on flashings and valleys, on chimney stacks, gutters and downpipes and clay and concrete tiles.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Lambeth, or for new roofing work there, those junctions deserve a close look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Questions from Lambeth
Does a conservation area affect roof work in Lambeth?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will parking be an issue for a roof survey in Lambeth?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Will you climb onto the roof?
Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where it applies.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Will you need to get into the loft?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, though large, tall or awkward roofs take more time. You are welcome to ask questions while we are there. In Lambeth, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building

What a pre-purchase roof survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A structural engineer’s report
- A valuation or a promise of a lower price
- The condition of the rest of the house (that’s a RICS home survey)
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

A few things affect what a survey costs:
- Whether thermal imaging or a drone is needed
- Height and safe access
- Features like valleys, chimneys, dormers and parapets

Helping us price your survey
Before you get in touch, it’s useful to have:
- What’s prompted the survey
- Dates you’re working to, such as exchange
- Where any leaks, stains or damp patches show inside
- Whether there is a loft hatch, a shared roof or tricky access
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
Roof by roof
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
When to book a survey in Lambeth
The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs and easy to miss from ground level.
Typical things we’re asked to look at include:
- Signs of past leaks inside the loft
- Lead that has worked loose at a wall or chimney
- Chimney mortar that has eroded
- Bitumen or mortar used in place of proper repairs
For an older house near a landmark such as St Peter's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before you book anyone
- Whether they hold professional indemnity and public liability insurance
- What’s outside the scope of the survey
- Their drone registration, if they fly one
- Which parts of the roof they’ll actually see
Lambeth homes and their roofs
Lambeth is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, we check the exact boundary for the address before flying. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
If you let a flat or house near Vauxhall station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Benjamin Franklin House, about 1.2 miles north, is one of the historic houses in the wider area around Lambeth. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
