Questions from Newington Butts

Is parking a problem for a survey in Newington Butts?

Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Newington Butts?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How long does the survey visit take?

On site, it normally takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Do you work in Newington Butts?

Yes, we do. Newington Butts is part of the area we cover, and the service is the same as everywhere else we work.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Pre-purchase roof survey in Newington Butts

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you are buying. All three include a report with photographs and recommendations. If you’re worried about bitumen or mortar used in place of proper repairs and sagging ridge lines or uneven roof slopes, a survey will tell you what’s going on, on natural slate, lead flashings and valleys and clay and concrete tiles alike.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you are buying a flat or house in Newington Butts, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common roof problems in Newington Butts

Blocked or leaking gutters do damage that is not obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.

Typical things we are asked to look at include:

  • Old water stains in the loft space
  • Standing water on a flat extension roof
  • Flashings that have lifted or split
  • Gutters choked with leaves and moss

If you own a rental within reach of Elephant & Castle station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • How long the report takes to arrive
  • How long they’ve been surveying roofs
  • What the report includes, and whether it has photographs

What a roof survey includes

How we price pre-purchase roof surveys

To price your survey, we check:

  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings
  • Height and safe access
  • Chimneys, valleys, parapets and other details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is
  • How the loft is reached, if there is one
  • Dates you’re working to, like exchange

Getting a price is simple: just ring 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours at most homes, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so a visit in Newington Butts moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Leave a clear route to the loft
  • Unlock side gates and any roof access doors

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

Advice

How the survey changes by roof type

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well.

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

Buying a home or a new roof in Newington Butts

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Newington Butts is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. If your survey includes the drone, the exact boundary is checked for the address first.

Historic houses such as Benjamin Franklin House, about 1.4 miles north-west, show how far back building around Newington Butts goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. Newington Butts is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised.

What a pre-purchase roof survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • Gutters and downpipes
  • Lead flashings and valleys
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate

Checking the roof from ground level

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
