About our landlord roof survey in Newington Butts

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. We survey rented houses, blocks of flats and shared roofs, and people most often book us about worn ridges, hips and verges and flashings that have come away.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Newington Butts, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Questions from Newington Butts

Is parking a problem for a survey in Newington Butts?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

How do I find out if my home in Newington Butts is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Is this survey just for landlords?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we are given access to, as far as they can be seen safely. Areas we couldn’t see are noted as well as what could.

How much time does the visit need?

A visit usually takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. You will know roughly how long when we arrange it.

Do you work in Newington Butts?

Yes. We survey roofs across London and South East England, Newington Butts included.

Newington Butts homes and their roofs

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Benjamin Franklin House about 1.4 miles north-west, Newington Butts sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Homes near green spaces such as Newington Gardens can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a building such as London College of Communication, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Elephant & Castle station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The structure in the way a structural engineer would assess it
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Roof areas we weren’t given access to

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

What we look at

  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats
  • Shared roofs

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Tell tenants when we are coming
  • Have gutters and outlets cleared every year
  • Keep roof surveys on a rolling plan
  • File each roof report for future reference

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Keep the loft space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

How the survey works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the loft space is arranged with you in advance.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Keep pets in another room
  • Make a note of anything you’d like us to look at
  • If it is not your property yet, arrange access through the agent

  • Any marks or damp showing indoors
  • The property’s address and postcode

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
