Landlord roof survey in Hampstead
Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey shared roofs, flat roofs on blocks and converted houses, and common reasons people get in touch are gutters overflowing onto walls and worn ridges, hips and verges.
London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Give residents notice before a survey
- Survey the roof on a regular cycle
- Check the roof space can be accessed
- Ask residents to report damp right away
Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition to help those discussions.
Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem typically is.

What affects the cost of landlord roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- How complicated the roof is, with its valleys, chimneys and parapets
- If the survey needs thermal imaging or a drone
- The roof’s overall size
- Building height and the viewpoints available
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.
Booking your survey
The more you tell us, the easier it is to price the survey. When you contact us, it is useful to mention:
- Pictures from the garden or a window, if you have them
- Anything about access we should know
- Your timetable, like an exchange date
- The property’s address and postcode
When you are ready to go ahead, ring 07833 053749 or email us. We will suggest a package, agree the price and find a date.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
How it works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Dig out any old roof reports or invoices
- Keep pets in another room

Landlord roof surveys around Hampstead
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 0.4 miles north lies Fenton House, a reminder of how long the area around Hampstead has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you run a business near O2 Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take an older house close to St John-at-Hampstead church: old fixings, lead flashings and tall chimneys are typical of older roofs.
Hampstead is about 3 miles north-west of City of Westminster, in Greater London. In Hampstead, as across Greater London, every roof gets the same careful survey. Our Greater London coverage includes Hampstead.
Landlord roof surveys in NW3, NW6, NW11 and N2 work the same way as everywhere else we cover. That includes homes and businesses on Hampstead High Street, New End Square and The Mount Square and the roads around them. With the A1 and A502 close by, Hampstead is easy for us to reach. Nearby, we also carry out landlord roof surveys in Greenhill (1 mile north-east), West Hampstead (1 mile west), Fortune Green (1 mile west), Vale of Health (1 mile north) and South Hampstead (1 mile south). Further out, we also cover London (5 miles south-east), City of Westminster (3 miles south-east), Marylebone (3 miles south-east), Kensington (4 miles south), St Pancras (3 miles south-east) and Shoreditch (5 miles south-east). Being one of Greater London’s larger places, Hampstead has homes, rented property and businesses of every kind.

What we look for on each type of roof
Roof spaces and lofts
Access to the loft may be through a flat or a common area, so it needs arranging.
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. The report records it.
FAQs for Hampstead
Can parking be tricky for a visit in Hampstead?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Is my home in Hampstead listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will the survey cover the whole building?
No, it’s a roof survey. It is not a RICS Level 2 or 3 survey, and it is not a structural engineer’s report.
How long does a landlord roof survey take?
It typically takes roughly 1–2 hours at most homes, and more on a big or complicated roof. You’ll know roughly how long when we arrange it.
Do you look in the loft space?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Will you need to get into tenants’ homes?
We may do. Where the loft or roof can only be reached through a home, we will need to go in so please give residents notice.
Do you work in Hampstead?
Yes. We survey roofs across London and South East England, Hampstead included.
Common roof problems in Hampstead
Tenants and leaseholders rarely look at the roof. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof cannot be seen from the street.
People normally book a survey when they’ve noticed one of these:
- Ceiling stains reported by tenants
- Cracked or leaning shared chimneys
- Cracked or lifting flashings
- Standing water on a flat roof
If you live near a park such as Kilburn Grange Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
What to check before booking
- Whether VAT is added on top
- What’s outside the scope of the survey
- Whether the inside of the roof is included
- How long the report takes to arrive
