Landlord roof surveys for homes and businesses in Vale of Health

Getting into every part of a building takes planning. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access and we’ll say what we need when you book. Any part we couldn’t reach is noted in the report. We survey shared roofs, gutters and downpipes and flat roofs on blocks, and the problems we are asked to look at most are failed flashings at walls and chimneys and parapets and upstands in poor repair.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Vale of Health questions

Can parking be tricky for a visit in Vale of Health?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.

Is my home in Vale of Health listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How long will you be on site?

For a single house, expect about 1–2 hours on site and larger buildings take longer.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

What’s the price of a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Blocks are priced on their size and roofs, so call 07833 053749 or drop us an email for a price.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be and we’ll say so.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for a house, and longer for a block or a building with several roofs. For a visit in Vale of Health, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you beforehand.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Getting ready for the survey

  • Make sure pets are kept safely away
  • Find any records of previous roof work
  • For flats, make sure roof access has been agreed

Advice

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Roof areas we weren’t given access to
  • Asbestos testing of roof sheets or soffits
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Converted houses
  • Flat roofs on blocks
  • Shared roofs
  • Gutters and downpipes
  • Rented houses
  • Blocks of flats

Different roofs, different checks

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed, so we look at them closely.

Party-wall upstands and parapets

Parapet walls often hide gutters behind them. We inspect them as far as it’s safe to see.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Local roofs in Vale of Health

The wider area around Vale of Health has a long history of building, with Heath House about 0.1 miles west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you run a business near O2 Centre, a roof report helps plan work around trading rather than after a leak. For site and facilities teams at buildings like Christ Church Primary School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church like Christ Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
