Roof leak investigation in Vale of Health

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it’s safe to see it. We survey slate and tile slopes, flat roof details and chimney stacks, and the problems we are asked to look at most are damp ceilings under a flat roof and water that shows only in certain storms.

Water getting into a London home often comes from a detail you cannot see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Vale of Health, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

Where we can’t see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t.

Useful tips for Vale of Health property owners

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Note the weather when the leak shows
  • Photograph the stain each time it appears
  • Protect furniture and flooring under the leak
  • Let us know about any past repairs to the roof

If condensation is the cause, we explain it, and suggest how the roof space could be better ventilated. It saves chasing a leak that is not there.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

Common questions in Vale of Health

Does a conservation area affect roof work in Vale of Health?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is parking a problem for a survey in Vale of Health?

Sometimes, yes. If Vale of Health has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Will you definitely find the leak?

Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. We report what we found and the likeliest sources.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

How do I book a survey in Vale of Health?

Simply ring 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Is the repair included in the leak investigation?

This service finds and reports the cause, and the repair is separate. With the report, a roofer knows exactly where to look.

Prices for roof leak investigations in Vale of Health

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The size of the roof
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Getting in touch

When you call or email, these details help:

  • Your postcode, so we can check access and travel
  • The type of building and roof, like pitched or flat
  • Pictures from the garden or a window, if you have them
  • Any marks or damp showing indoors

Getting a price is simple: just phone 07833 053749 or email us, let us know about the property and we will suggest the right survey. We confirm the price before anything is booked.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it usually takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. In Vale of Health, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Make sure pets are kept safely away
  • Leave side gates unlocked
  • Show us where any leaks or stains appear

How the survey changes by roof type

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.

Signs you need a roof leak investigation in Vale of Health

Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, since a blocked outlet sends water over the lining and into the building.

Problems we come across often include:

  • Condensation that looks like a leak
  • Leaks below a flat extension roof
  • Stains around a skylight
  • Damp patches next to the stack

For site and facilities teams at buildings like Christ Church Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

Before booking anyone

  • Whether they hold professional indemnity and public liability insurance
  • Whether the inside of the roof is included
  • Which viewpoints they use to see the roof
  • Whether VAT is added on top

What to expect from a roof survey

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Putting the leak right

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

What we check

  • The roof space
  • Chimney stacks
  • Lead flashings
  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details
  • Valleys and parapet gutters

Roof leak investigations in Vale of Health: local notes

Heath House, about 0.1 miles west, is one of the historic houses in the wider area around Vale of Health. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering and its details give the first clues when tracing where water is coming from.

Living close to Hampstead Heath is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For an older house near a landmark such as Christ Church, lead flashings, valleys and old chimneys are typical places for water to get in.
