Roof leak investigation in North End, Greater London

We take a careful look at the leaking roof at your property in North End, and put it all in a report with photos.

  • Leaks that appear only in driving rain
  • Wet patches on loft insulation

Different roofs, different checks

Slate and tile slopes

On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak.

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

Roof leak investigation in North End

The aim is to find where the water is getting in and explain it. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, while the repair is a separate matter. If you are worried about leaks that appear only in driving rain and water through the ceiling under a flat roof, a survey will tell you what’s going on, on the roof space, valleys and parapet gutters and lead flashings alike.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you are tracing a leak or recording storm damage in North End, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. On timing, most surveys take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Surveys in North End can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Leave a clear route to the loft
  • Let us know about any leaks, stains or damp patches you know of

Advice

FAQs for North End

Do you cover North End?

Yes, North End is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can parking be tricky for a visit in North End?

Parking in North End, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What happens next?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How much does a roof leak investigation cost in North End?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

What’s in the survey report?

A written report with photos, explaining the condition of the leaking roof, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Roof leak investigations in North End: local notes

Heath House, about 0.3 miles south, is one of the historic houses in the wider area around North End. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Living close to Childs Hill Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Take a building like The King Alfred School: tracing a leak on a big roof starts with where the water appears and works back. For an older house near a landmark such as Church of St Alban the Martyr, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Leaks that only appear in weather we can’t recreate
  • Structural calculations (that’s a structural engineer’s job)
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.

What affects the cost of roof leak investigations

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Whether it is a home or a commercial building
  • Roof area
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you contact us

If you can, have these to hand when you get in touch:

  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode

Getting a price is simple: just call 07833 053749 or email us and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
