Gutter survey in North End

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey eaves gutters, valley gutters and fascias and soffits, and the problems we are asked to look at most are water backing up from a hidden gutter and gutters packed with leaves or moss.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in North End are no exception. Shared chimney stacks and the lead around them are just as important to check.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What we are asked to look at in North End

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

Problems we come across often include:

  • Overflowing eaves gutters
  • Rotten fascias or stained soffits
  • Leaks at the gutter joints
  • Choked outlets or hopper heads

Trees in and around Childs Hill Park shed leaves that can end up in nearby gutters.

Questions from North End

Is my home in North End listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Hampstead Heath station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Are hidden gutters like valleys and box gutters included?

Yes, where it’s safe to see them. We use the ground, windows, the loft space and the roof where it’s safe, and by drone where it is applicable.

Do you survey at weekends?

Yes. Surveys are carried out on weekdays and at weekends. To find a day that suits, ring 07833 053749 or email us.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What happens next?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In North End, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

Before we arrive

Advice

Gutter surveys around North End

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Heath House, about 0.3 miles south, show how far back building in the area around North End goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Alban the Martyr: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Hampstead Heath station, a dated record of the roof is useful when planning maintenance across a let.

What we cannot see

Before you book, it is worth knowing what a survey will not do:

  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls
  • Gutters out of sight from each safe vantage point

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What we look at

  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters

Leave it or get it looked at?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Tips that help

Over many surveys, some simple habits stand out:

  • Check downpipe clips are holding
  • Have overhanging branches cut back
  • Check for spilling water in a downpour
  • Watch ceilings under valley gutters for fresh marks

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photographs help when you explain the work to others.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.
