What a gutter survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Gutters out of sight from every safe vantage point
  • The inside of a downpipe along its whole length
  • Confirming asbestos in older rainwater goods

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits

How a gutter survey works in West Hampstead

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed gutters that have fallen out of line and gutters full of debris and silt, we can find out what’s behind it, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Local roofs in West Hampstead

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses like Fenton House, about 0.5 miles north-east, show how far back building in the area around West Hampstead goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For businesses in and around places such as O2 Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Landlords with a home close to Finchley Road & Frognal station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

How the survey changes by roof type

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded as far as we can see them.

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can safely be seen.

Signs you need a gutter survey in West Hampstead

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.

A survey makes sense if you’ve noticed:

  • Gutters overflowing in heavy rain
  • Hoppers and outlets full of debris
  • Gutters that have fallen out of line
  • Water backing up from a hidden gutter

Homes near green spaces such as Kilburn Grange Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Questions to ask before booking

  • Is VAT included in the price?
  • Whether the roof space is looked at, where there is one
  • Are they insured for the work?
  • How they plan to inspect the roof safely

West Hampstead questions

Can parking be tricky for a visit in West Hampstead?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.

I let a flat near Finchley Road & Frognal station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Will the survey check for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Landlords, agents and building managers in West Hampstead and across Greater London can book any of our surveys. For a price for a let property or a block, call 07833 053749 or use the contact form.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take about one to two hours for most houses, and more on a big or complicated roof. From the street, a London terrace usually shows only its front slope or parapet, so a visit in West Hampstead moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the freeholder or managing agent
