- The outcome of a claim
- How your policy defines a storm
- Estimates of repair costs

Storm damage roof report in West Hampstead: what you get
The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We survey ridges and hips, flashings and chimney stacks, and the problems we are asked to look at most are lifted or missing ridge and hip tiles and damaged flat roof membrane.
Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers usually exclude wear and tear, so it helps to know whether damage is old or new. A careful look in West Hampstead tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

West Hampstead: your questions answered
How do I find out if my home in West Hampstead is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you cover West Hampstead?
Yes, West Hampstead is one of the places we work. The survey and report are the same in West Hampstead as anywhere else.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
What if the roof was already worn?
Wear and tear is not normally covered. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How long is the visit?
It normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. The report follows by email.
What we look for on each type of roof
Clay and concrete tiles
Tiles without fixings can move more easily in wind. We record what we can see of the fixings.
Lead flashings
Flashings with older defects frequently fail in high winds. We record what looks recent and what looks older.
How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two for a house, and longer for a large or complex roof. From the street, a London terrace normally shows only its front slope or parapet, so in West Hampstead we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- We start with what you’ve seen and any temporary repairs.
- Inside, we look for signs of water in the loft and rooms below.
- The roof is inspected from the ground, windows and the roof where it is safe.
- We record fresh damage and older defects.
- You receive the written report with photos.

What we are asked to look at in West Hampstead
Branches and trees often come down on roofs during storms. We record the damage and where it is, backed up with photos.
Look out for signs like these:
- Damaged flat roof membrane
- Lifted or missing ridge and hip tiles
- Gutters pulled loose in the wind
- Cowls or aerials dislodged in the wind
For an older house near a landmark such as Presbyterian Church Of St Andrew, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
What to check before booking
- Is VAT included in the price?
- How they plan to inspect the roof safely
- When you’ll get the report
- Their track record with similar roofs
Storm damage roof reports around West Hampstead
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in West Hampstead is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these roof types has its own typical places for water to get in. Historic houses like Fenton House, about 0.5 miles north-east, show how far back building in the area around West Hampstead goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park such as Kilburn Grange Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Take a building like Emmanuel Church of England Primary School: tracing a leak on a big roof starts with where the water appears and works back.

Why act early in West Hampstead
A few slipped slates can soon lead to wet timbers. Acting quickly typically means less damage overall. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. We’ll confirm the figure before booking.
