About our storm damage roof report in City of Westminster
After a storm, it is useful to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We’re not loss adjusters and can’t tell you if your claim will succeed. What we give you is an independent record of the roof. If you’re worried about gaps where slates or tiles have gone and damaged pots on the stack, we can find out what’s behind it, on flashings, flat roofs and gutters and fascias alike.
In London, leaks often start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in City of Westminster, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

City of Westminster: your questions answered
Does a conservation area affect roof work in City of Westminster?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in City of Westminster?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Let us know about it as you book and we will explain what’s needed.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you tell me if my roof has asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Does your report mean my claim will be accepted?
Only your insurer can decide that. We record the damage, with photos and the likely cause, for you to give to your insurer.
What happens if roof problems are left?
Your policy may say how quickly you need to report damage. Let your insurer know early, and check what your policy asks for. Our report can then add a clear record. In City of Westminster, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

What we cannot see
It’s a careful look at the roof, not the whole story. Its limits include:
- The outcome of a claim
- How your policy defines a storm
- Repair costs or quotes for the work
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.
What we check
- Ridges and hips
- Flat roofs
- Flashings
- Slate and tile slopes
- Chimney stacks
- Gutters and fascias
What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- First we go through when the storm hit and what you’ve noticed.
- We check the roof from wherever it’s safe.
- Each area of damage is photographed and described.
- The report notes whether the damage fits a storm, older wear or both.
- We send you the report by email for your insurer.
Before we arrive
- Mention any parking restrictions on your street
- Unlock side gates and any roof access doors
- Gather any invoices or paperwork from past roof work

Advice
Storm damage roof reports around City of Westminster
Historic houses such as Handel Hendrix House, about 0.3 miles east, show how far back building in the area around City of Westminster goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Different coverings let water in at different points, which shapes where the search starts.
If you run a business near Kingly Court, a quick answer on where water is coming in keeps a business running. Living close to Hyde Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Take a building like St Vincent's Catholic Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

What we look for on each type of roof
Flat roof coverings
On flat roofs, storms can lift edges and tear membranes. We record any damage and where it is.
Ridge and hip tiles
Ridge tiles bedded in old mortar can loosen in high winds. We note whether the mortar looks recently broken or long worn.
Useful tips for City of Westminster property owners
You do not need to be a roofer to help. Here’s what helps most:
- Take photos from ground level or a window, never by climbing
- Ask a roofer for emergency temporary protection if water is coming in
- Look at what your policy says about wear and tear
- Hold on to fallen pieces of the roof where you can
Your insurer may send a loss adjuster to look at the damage. You’ll have your own independent record to refer to.
Keep the roof in good order between storms. Have loose slates, tiles and flashings seen to promptly.
