Independent storm damage roof reports in Tyburn

Storm damage roof reports for homes and businesses in Tyburn

Each roof is looked at from the safest viewpoints available: the ground, windows and vantage points, the loft where there is access, and the roof itself where that’s safe. We photograph and describe each area of damage. We note any part we couldn’t see. You get a report with photographs to give to your insurer. Common reasons to book are torn or lifted flat roof coverings and water coming in after the storm, across ridges and hips, flashings and flat roofs.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Tyburn, we inspect what we can reach safely and are given access to. Let us know when the water shows, and in what kind of weather.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Your questions about storm damage roof reports in Tyburn

Do you carry out roof surveys in Tyburn?

Yes. We survey roofs across London and the South East, and Tyburn is part of that. Just ring 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Will parking be an issue for a roof survey in Tyburn?

Parking in Tyburn, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Are you loss adjusters?

No. Our report is an independent record for you to use. The insurer may send a loss adjuster of its own.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

How strong does the wind have to be for a storm claim?

It varies by policy. About 55 mph is a common figure in many policies, but check your own wording.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What affects the price in Tyburn

All our prices include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone
  • The roof’s overall size
  • The shape of the roof and its details

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the exact price before booking.

What we need to know

A little information up front helps. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, such as exchange
  • What made you get in touch
  • Where the property is, with the postcode

Every survey is priced before it’s booked, so you know where you stand. Storm damage roof report starts from £150, including VAT. To book, call 07833 053749 or send us an email.

Why act early in Tyburn

Knowing whether older wear played a part helps you understand your position. Our report gives an honest view of both, so you know what the roof shows. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Why choose Independent Roof Survey in Tyburn

When you need someone else

Before booking, it’s worth knowing what a survey won’t do:

  • The work of a loss adjuster appointed by your insurer
  • What’s beneath slates, tiles or membranes
  • Your insurer’s view of the claim

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

Roof types and parts we check

  • Gutters and fascias
  • Slate and tile slopes
  • Flat roofs
  • Ridges and hips
  • Chimney stacks
  • Flashings

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for most homes, depending on how much of the roof was hit. In Tyburn, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know when the storm was and what damage you’ve seen.
  2. We view the roof from wherever it can safely be seen, including the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Before we arrive

  • Make sure the loft hatch can be reached
  • Agree roof access with the managing agent if it’s shared
  • Note where any stains or damp appear

Booking a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.

Advice

Wind, rain and roofs in Tyburn

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the roof type helps narrow down where water may be getting in. Handel Hendrix House, about 0.8 miles east, is one of the historic houses in the wider area around Tyburn. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a building like Hampden Gurney CofE Primary School, tracing a leak on a big roof starts with where the water appears and works back. If you own a rental within reach of London Paddington station, tracing a leak quickly matters when a tenant is living with it. Homes near green spaces such as Hyde Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Useful tips for Tyburn property owners

Getting the most from a storm damage roof report starts before we arrive and carries on afterwards. Tips:

  • Keep any slates, tiles or debris that fall, if it’s safe to do so
  • Don’t go onto the roof to take pictures
  • Photograph damage inside the house too
  • Tell your insurer about the damage promptly

Your insurer may send a loss adjuster to look at the damage. You will have your own independent record to refer to.

After a storm, look at the roof from the street or garden. With binoculars, you can frequently spot problems without climbing. Never climb onto the roof yourself.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
