Storm damage roof report in Mayfair

Wear and tear is normally excluded from home insurance. So it matters whether the damage came from the storm or from a roof that was already worn. We note signs of each: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We describe what we see, whichever way it points. Your insurer then decides how its policy applies. If you’ve noticed slates and tiles blown off the roof and flashings pulled away from walls or stacks, we can find out what’s behind it, on gutters and fascias, chimney stacks and flashings alike.

Many London homes are well over a century old and their roofs have been patched more than once. Insurers typically exclude wear and tear, so it is useful to know whether damage is old or new. That’s as true in Mayfair as anywhere in London. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Do you need a storm damage roof report in Mayfair?

A storm often finds a roof’s existing weak spots. Nail fatigue, eroded ridge mortar and tired flashings can all fail in high winds. We record recent damage alongside older defects.

We are frequently asked to look at:

  • Lifted or missing ridge and hip tiles
  • Slates and tiles blown off the roof
  • Cowls or aerials dislodged in the wind
  • Damage from fallen branches or debris

For site and facilities teams at buildings like LITE Regal International School, a leak through a large roof is often found some distance from where the water shows inside.

Questions to ask before booking

  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft is part of the inspection
  • How long they’ve been surveying roofs
  • What they will not be able to tell you

What to expect from a roof survey

What a storm damage roof report does not cover

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • A price for the repairs
  • Negotiating a claim settlement
  • Areas we cannot see safely

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Flashings
  • Chimney stacks
  • Slate and tile slopes
  • Flat roofs
  • Gutters and fascias
  • Ridges and hips

How the survey works

Every roof is different, but as a rough guide the survey takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. You are welcome to ask questions while we are there. In Mayfair, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there is access, for water damage.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • For a flat or shared roof, check access with the building owner or managing agent
  • If you’re buying, let the agent know when we’re coming

Advice

How we price storm damage roof reports

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Which survey package you book
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone

Storm damage roof report starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What to let us know when you contact us

We’ll usually ask about:

  • Photos of the roof, taken safely from ground level or a window
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside

To book a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Different roofs, different checks

Lead flashings

Flashings with older defects frequently fail in high winds. We record what looks recent and what looks older.

Flat roof coverings

Debris blown onto a flat roof can puncture the covering or block outlets. We record what we find.

Storm damage roof reports in Mayfair: local notes

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering and its details give the first clues when tracing where water is coming from. About 0.2 miles north lies Handel Hendrix House, a reminder of how long the area around Mayfair has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For landlords with property near Bond Street station, tracing a leak quickly matters when a tenant is living with it. Shop and office owners around Kingly Court may find that finding where water is getting in quickly keeps disruption down.

Your questions about storm damage roof reports in Mayfair

Is parking a problem for a survey in Mayfair?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Is my home in Mayfair listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you put a tarpaulin over the damage?

Call a roofer for emergency temporary protection. Take photos from the ground first if it’s safe. Keep receipts in case your insurer asks for them.

Is wear and tear covered by insurance?

Wear and tear is not usually covered. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How strong does the wind have to be for a storm claim?

It depends on your policy. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

What does a storm damage report cost?

A storm damage report starts from £150. Larger roofs are quoted for their size. Repair costs are not part of the report.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.
