Storm damage roof reports near St James's

How a storm damage roof report works in St James's

After a storm, safety comes first. Photograph the damage from ground level or a window, and never climb up. Emergency temporary protection, like covering an opening, is a job for a roofer. Our report records the damage so you have an independent record to give your insurer. Keep receipts for any emergency work. We survey slate and tile slopes, gutters and fascias and flashings, and common reasons people get in touch are damaged gutters and fascias and water coming in after the storm.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. Tracing it back matters, both for dealing with the cause and for any insurance claim. We look at what we are given access to in St James's, inside and out. Let us know when the water shows, and in what kind of weather.

We keep jargon out of it: if work is needed, the report says so clearly.

Landlord and commercial surveys in St James's

Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

How the survey changes by roof type

Ridge and hip tiles

Water can get in where ridge tiles have moved. Each one is recorded with photos.

Chimney stacks

High winds can loosen pots, cowls and aerials on stacks. We record any damage we can see.

When to book a survey in St James's

Gusts work at anything on a roof that’s loose or exposed. Driving rain then gets in through the gaps. People normally call us after a storm, once they’ve noticed damage or a leak.

It is worth booking a survey if you’ve seen:

  • Ridge tiles that have come loose
  • Damaged gutters and fascias
  • Water coming in after the storm
  • Cowls or aerials dislodged in the wind

If you let a flat or house near London Charing Cross station, tracing a leak quickly matters when a tenant is living with it.

Before booking any roof surveyor

  • Will they check the loft as well as the outside?
  • What they won’t be able to tell you
  • Whether the price includes VAT
  • Their drone registration, if they fly one

What to expect from a roof survey

How we price storm damage roof reports

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Storm damage roof report starts from £150, including VAT.

Helping us price your survey

A little information up front helps. Please include:

  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • When you need the report by
  • The property’s address and postcode

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in St James's runs like any other.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors

Advice

St James's questions

Do you carry out roof surveys in St James's?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in St James's?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you put a tarpaulin over the damage?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. Our report then records the roof.

Does your report mean my claim will be accepted?

The decision is your insurer’s, not ours. We record the damage, with photographs and the likely cause, which you can pass to your insurer.

Will my insurer pay for an old roof?

Most policies do not cover wear and tear. We note both storm damage and older defects, so it is clear what we found. How the policy applies is up to your insurer.

How do I book a survey in St James's?

Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Leaks and storm damage in St James's

With Marlborough House about 0.3 miles south-west, St James's sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these roof types has its own typical places for water to get in.

If you live near a park such as St Anne's Churchyard, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Shop and office owners around Kingly Court may find that a quick answer on where water is coming in keeps a business running.
