Roof surveys in W1F

Our roof survey service in W1F

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We’re often asked to look into loose ridge or hip tiles and worn lead at chimneys and abutments, across the roof space, clay and concrete tiles and natural slate.

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two at a typical home; commercial roofs usually need 3–4 hours.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

What affects the price in W1F

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Roofs, chimneys and gutters across W1F

From Soho, Chinatown and West End to smaller places, people across W1F use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in W1F is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given.

Soho: Anyone responsible for a site like Soho Parish CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to St Anne's Churchyard is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

When you need someone else

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • What’s under the slates, tiles or felt
  • A promise that the roof won’t leak in future
  • A full building survey of the property

Surveys for landlords and agents in W1F

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Why act early?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry.

Before you book any surveyor

  • How much experience they have with roofs like yours
  • Their insurance cover
  • Their report turnaround times
  • Whether the inside of the roof is included

What you can safely check yourself

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Photograph stains when they appear
  • Include dormers, porches and garages as you book
  • Clear the loft hatch area before we arrive
  • Let us know about past leaks

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Questions from W1F

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Will the report say how many years my roof has left?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there’s safe access. You get a photo-illustrated written report and recommendations.
