Roof surveys for homes and businesses in Adelphi
We survey roofs in Adelphi and across London and South East England. Visits run seven days a week. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or send us an email. We are often asked to look into worn lead at chimneys and abutments and slates or tiles that have slipped or broken, across natural slate, chimney stacks and the roof space.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Adelphi are no exception. Shared chimney stacks and the lead around them are just as important to check.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

What we can’t see
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- An exact number of years the roof has left
- Faults hidden behind ceilings or boarding
- Whether the roof structure meets design loads
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. The full list of what we check.

What we do, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. In Adelphi, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- Leave side gates unlocked
- If it isn’t your property yet, arrange access through the agent
- Dig out any old roof reports or invoices

Advice
Questions from Adelphi
I let a flat near London Charing Cross station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
How do I find out if my home in Adelphi is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
What do you check on a roof survey?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Does the weather affect the survey?
It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.
What a survey costs
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.
Booking your survey
To price your survey accurately, we’ll ask about:
- Dates you are working to, like exchange
- Any stains, drips or damp patches you’ve seen indoors
- Pictures of the roof from a safe spot, if you have them
- Why you want a survey: buying, a leak, a storm or new work
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or drop us an email.
What we look for on each type of roof
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Widespread slipping normally points to corroded nails, and we say how widespread it looks.
What a roof survey looks like in Adelphi
Adelphi is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If your survey includes the drone, the address is checked against it before any flight. Adelphi is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, the exact boundary is checked for the address first.
Take an older house close to Savoy Chapel: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near Gabriel's Wharf, a roof report helps plan work around trading rather than after a leak. Homes near green spaces like Victoria Embankment Gardens can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
