For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Roof survey in Orpington

We inspect what can be seen safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You do not need to do anything except give us access. Everything we see is photographed for the report. We are often asked to look into gutters that overflow in heavy rain and slipped, cracked or missing slates and tiles, across lead flashings, natural slate and chimney stacks.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Orpington are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Do not climb onto the roof yourself
  • Take photos of any leaks as they happen
  • Include dormers, porches and garages as you book
  • Move stored items away from the loft hatch

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

What a roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • Structural calculations (that’s a structural engineer’s job)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What we check

  • Clay and concrete tiles
  • Lead flashings

  • The roof space

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

How the survey works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey normally takes between one and two hours for most homes, depending on how many separate roofs there are. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Orpington runs like any other.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

Getting ready for the survey

  • If you’re buying, let the agent know when we’re coming
  • Keep pets out of the way during the survey
  • Let us know about parking before the day

How to book

Once you know what you need, call 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Advice

Orpington homes and their roofs

About 3.8 miles west lies Bromley Palace, a reminder of how long the area around Orpington has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Orpington is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as St Andrew's are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near St Mary Cray station, a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Jubilee Country Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Why it’s worth a survey now in Orpington

By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can frequently spot it sooner. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.
