What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Goddington runs like any other.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in
  • Tell us about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch

About our roof survey in Goddington

We survey roofs in Goddington and across London and the South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or use the contact form. If you’ve noticed cracked mortar along the ridge and water stains on rafters and ceiling joists, a survey will tell you what’s going on.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Goddington, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Structural calculations (that is a structural engineer’s job)
  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that is a RICS home survey)

Goddington: your questions answered

Is my home in Goddington listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can you fly a drone over a roof in Goddington?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Do you go up on the roof?

Only when it is safe. We also use views from ground level, windows and the loft space.

Do you give a life expectancy for the roof?

We do not give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

What affects the cost of roof surveys

A few things affect what a survey costs:

  • How many separate roofs there are, like extensions, dormers and garages
  • The size of the roof
  • Whether it is a home or a commercial building
  • The shape of the roof and its details

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, tell us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by

Unsure which package suits your roof? It is easiest to call 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We look at them before they cause trouble. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a roof survey looks like in Goddington

Down House, about 3.5 miles south-west, is one of the historic houses in the wider area around Goddington. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live near a park like Hewitt's Chalk Bank, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Landlords with a home close to Chelsfield station may find that a dated record of the roof is useful when planning maintenance across a let. For a London address like Goddington, it helps to know about controlled parking before the day, along with any off-street space.
