Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Don’t touch fittings that water is reaching
  • Mention any plumbing above the damp area
  • Put a bucket under the drip and move valuables
  • Note the weather when the leak shows

Any roofer you ask to quote can work from the report. The photos show the defects and where they are, rather than at the stain.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Roof leak investigation in Goddington

Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. Typical surveys look at wet patches on loft insulation and damp walls below an overflowing gutter, on slate and tile slopes, the roof space and valleys and parapet gutters.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you are tracing a leak or recording storm damage in Goddington, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Signs you need a roof leak investigation in Goddington

Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.

Most people get in touch after spotting something like this:

  • Damp on a chimney breast
  • Leaks below a flat extension roof
  • Leaks at a dormer or roof window
  • A leak that comes and goes with the weather

Take an older house close to Christ Church: lead flashings, valleys and old chimneys are typical places for water to get in.

What’s in a roof survey

DIY checks: what’s safe

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the covering or behind the plaster
  • A structural engineer’s report
  • A promise to find every leak on a single visit

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. What a survey covers and doesn’t.

What we check

  • Lead flashings
  • Rooflights and dormers
  • Chimney stacks
  • Slate and tile slopes
  • The roof space
  • Valleys and parapet gutters
  • Flat roof details

Roof leak investigations in Goddington: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Goddington is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Down House, about 3.5 miles south-west, is one of the historic houses in the wider area around Goddington. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Homes near green spaces like Hewitt's Chalk Bank can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. As a London address, Goddington can be tricky for parking: a visitor permit or a nearby bay makes the day easier.

Common questions in Goddington

Can parking be tricky for a visit in Goddington?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Is Goddington in the area you cover?

Yes, Goddington is one of the places we work. Every survey there gets the same written report with photos.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Why isn’t the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Tracing that path is the heart of a leak investigation.

Do you use thermal imaging to find leaks?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.

How long does a roof leak investigation take?

The visit normally takes an hour or two, more where the leak is intermittent or the roof is large. We’ll confirm what to expect when we arrange the visit.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.
