Roof surveys across BR6: what to expect

Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey the roof space, ridges, hips and valleys and flat roofs, and common reasons people get in touch are water stains on rafters and ceiling joists and cracked mortar along the ridge.

Once we have finished looking, we write up our findings in a report with photographs, emailed to you. On timing, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across BR6: local notes

Across BR6, plenty of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. BR6 is part of that mix.

Broom Hill: For site and facilities teams at buildings such as Perry Hall Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for example near The Mall, a roof report helps plan work around trading rather than after a leak.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Check we can open the loft hatch
  • Look for debris in the garden after high winds
  • Gather any paperwork for past roof work
  • Leave roof access to professionals

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

What happens if roof problems are left?

By the time water marks a ceiling, it is frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can frequently spot it sooner.

What to check before booking

  • How much experience they have with roofs like yours
  • Whether VAT is added on top
  • Whether the loft space is looked at, where there is one
  • Their report turnaround times

Roof by roof

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

Natural slate

Slate is common on older homes in London and the South East. Widespread slipping normally points to corroded nails, and we say how widespread it looks.

What we are asked to look at in BR6

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

Problems we come across often include:

  • Loose chimney pots
  • Worn lead at chimneys and abutments
  • Valley linings that have cracked or split
  • Leaking gutter joints and downpipes

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • A structural engineer’s report
  • How the roof will behave in every kind of weather
  • Confirmation of asbestos in soffits or cement sheets

Your questions about roof surveys in BR6

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you inspect the roof from on top?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We do not provide structural calculations.

Do you cover BR6?

Yes. We cover BR6 and the rest of Greater London, as part of our work across London and South East England. To book, phone 07833 053749 or drop us an email.
