Roof survey in Biggin Hill: what you get

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. If you’ve noticed worn lead at chimneys and abutments and slipped, cracked or missing slates and tiles, a survey will tell you what’s going on, whatever the roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Biggin Hill with this kind of roof, the hidden gutter is one of the first things to check.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Different roofs, different checks

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

What happens if roof problems are left?

It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. In Biggin Hill, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Roofs, chimneys and gutters in Biggin Hill

Biggin Hill Airport is about 2 miles from Biggin Hill. If your survey includes the drone, the Drone Safety Map is checked for restrictions first. With Down House about 1.7 miles north-east, Biggin Hill sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If you live in an older home near St Mark's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Oaklands Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.

What a roof survey does not cover

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof
  • An exact number of years the roof has left

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Clay and concrete tiles
  • Chimney stacks

Common roof problems in Biggin Hill

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

Signs worth acting on include:

  • Flashings that have come away from the wall
  • Debris building up in roof valleys
  • Cracked or blistered flat roof coverings
  • Leaking gutter joints and downpipes

As a London address, Biggin Hill can be tricky for parking: a visitor permit or a nearby bay makes the day easier.

What to check before booking

  • What they won’t be able to tell you
  • What experience they bring
  • How they plan to inspect the roof safely
  • Whether any drone flown is registered with the CAA

Questions from Biggin Hill

Can a landlord with a rental near Woldingham station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.

Will parking be an issue for a roof survey in Biggin Hill?

Parking in Biggin Hill, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, most surveys take about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. In Biggin Hill, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Jot down any questions you want answered
  • Keep pets inside or away from the areas we are looking at
