Luxted Roof Survey
Find out what’s going on with the roof before you decide what to do next. We carry out roof surveys in Luxted.
- Worn lead at chimneys and abutments
- Torn or sagging underlay
- Worn or blocked valleys
How the survey changes by roof type
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Natural slate
Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is frequently nail fatigue, which we describe in the report.
How a roof survey works in Luxted
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Typical surveys look at ponding, splits or blisters on flat roofs and leaking gutter joints and downpipes, across natural slate, lead flashings and chimney stacks.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the roof structure meets design loads
- Defects hidden under coverings or inside walls without opening up
- Walls, floors and services below the roof
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before you book. What a survey covers and does not.

What else we do in Luxted
How it works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a visit in Luxted, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from the ground, windows, the loft and, where it’s safe, the roof itself.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it is shared
- If you are buying, check with the agent that we can get in
Arrange a survey
Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.
Advice
Common questions in Luxted
Are there drone restrictions around Luxted?
It depends on the exact address and the weather on the day. Biggin Hill Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.
Do you survey roofs for landlords with property near Chelsfield station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we will talk through which survey suits.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
What does a roof survey include?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Roof surveys in Luxted: local notes
With Down House about 0.5 miles north, Luxted sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
Luxted is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door cannot be promised. Anyone responsible for a site like Cudham Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Chelsfield station, a dated record of the roof is useful when planning maintenance across a let.

What happens if roof problems are left?
If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.
