Questions from Luxted
Do you survey roofs for landlords with property near Chelsfield station?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.
How do I find out if my home in Luxted is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.
How much is a survey?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Will you inspect a roof that several owners share?
Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen as well as what could.
Does the weather affect the survey?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
About our landlord roof survey in Luxted
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. If you are worried about ceiling stains reported by tenants and gaps where tiles or slates have slipped, a survey will tell you what’s going on, on rented houses, shared roofs and gutters and downpipes alike.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Luxted, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Roof by roof
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Flat roofs on blocks and rear additions
Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Dig out any old roof reports or invoices
- Make a note of anything you’d like us to look at
- Move anything stored under the loft hatch
How to book
A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email. You will have a price before anything is arranged.

What this survey cannot tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Structural calculations or an engineer’s report
- Parts of the roof we can’t safely see or access
- Confirming asbestos in older roof materials
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.

What a landlord roof survey looks like in Luxted
Historic houses such as Down House, about 0.5 miles north, show how far back building in the area around Luxted goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
As a London address, Luxted can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. If you let a flat or house near Chelsfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we are asked to look at in Luxted
Tenants and leaseholders rarely look at the roof. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof cannot be seen from the street.
It’s worth booking a survey if you’ve seen:
- Leaks into upper flats
- Splits and blisters in flat roof coverings
- Choked outlets and gutters
- Cracked or leaning shared chimneys
If you own one of the older houses in the streets near Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
What to check before booking
- Will they check the loft as well as the outside?
- Whether they hold professional indemnity and public liability insurance
- What exactly goes into their report
- Is VAT included in the price?
