Luxted: your questions answered
Does a conservation area affect roof work in Luxted?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is drone flying allowed in Luxted?
That depends on where the roof is and on the weather. Luxted is about 2 miles from Biggin Hill Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
How do I arrange a pre-purchase roof survey in Luxted?
To arrange a survey, phone 07833 053749 or use the contact form and tell us the address and what you want to find out. We will confirm the price and find a day that suits.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
How a pre-purchase roof survey works in Luxted
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey seven days a week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey lead flashings and valleys, natural slate and flat-roofed extensions and dormers, and the problems we are asked to look at most are ponding, blisters or splits on a flat roof and patch repairs that may hide an ongoing problem.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Luxted might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Signs you need a pre-purchase roof survey in Luxted
Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.
Typical things we are asked to look at include:
- Loose pots and cracked flaunching
- Patch repairs that may hide an ongoing problem
- Roof slopes that look uneven or sagging
- Flashings that have lifted or split
Controlled parking zones are common in London, so mention any permit rules for Luxted.
What to check before booking
- Whether the loft is part of the inspection
- Which limits apply to the survey
- What follow-up you get after the report
- How they’ll see the roof: from the ground, the loft, the roof or by drone
What we cannot see
It helps to know what a survey will not do before you book:
- Structural calculations (that’s a structural engineer’s job)
- The condition of the rest of the house (that’s a RICS home survey)
- How a seller will respond, or what the house is worth
If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and does not.
What this survey covers
- Gutters and downpipes
- Clay and concrete tiles
- Natural slate
- Chimney stacks
- The roof space
- Lead flashings and valleys
- Flat-roofed extensions and dormers
How the survey works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. The survey usually takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a visit in Luxted, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a report with photos and recommendations before you exchange.
Before we arrive
- Show us where any leaks or stains appear
- For a flat or shared roof, check access with the freeholder or managing agent
- Check we can get to the back of the property

Tips from our surveys
Here are a few things we’d tell any owner:
- Notice patches of new decoration in top-floor rooms
- Ask for any paperwork for recent roof work
- Ask the agent to make sure the loft hatch can be opened
- Arrange the survey as soon as your offer is agreed
With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
