About our pre-purchase roof survey in Orpington

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it is clear what it means for your purchase. We survey gutters and downpipes, natural slate and flat-roofed extensions and dormers, and people most often book us about loose pots and cracked flaunching and damp timbers or stains in the loft.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Orpington could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Do you need a pre-purchase roof survey in Orpington?

Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

We’re frequently asked to look at:

  • Standing water on a flat extension roof
  • Cracked flaunching or crumbling chimney pointing
  • Bitumen or mortar used in place of proper repairs
  • Lead that has worked loose at a wall or chimney

For landlords with property near St Mary Cray station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Before you book anyone

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether they hold professional indemnity and public liability insurance
  • What’s outside the scope of the survey
  • When you’ll get the report

What a good roof survey covers

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. For a visit in Orpington, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a report with photographs and recommendations before you exchange.

Before the survey

  • Have any questions written down, so nothing gets missed
  • For flats, make sure roof access has been agreed
  • Buyers: confirm access with the estate agent or seller

Advice

Questions from Orpington

Is drone flying allowed in Orpington?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying.

Is my home in Orpington listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Do you work in Orpington?

Yes. We survey roofs across London and South East England, and that includes Orpington.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we can’t promise any saving.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

What a pre-purchase roof survey does not cover

To be straight with you, there are limits to any roof survey:

  • A structural engineer’s report
  • Anything beyond the roof, which a full home survey covers
  • Faults hidden behind ceilings, boards or coverings

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Lead flashings and valleys
  • Chimney stacks
  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Buying a home or a new roof in Orpington

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. For a purchase or a newly finished roof, the materials decide which details matter most.

With Bromley Palace about 3.8 miles west, the area around Orpington has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you live in an older home near St Andrew's, the roof may have had decades of patch repairs, and the survey shows where they are.

Why act early in Orpington

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
