How a pre-purchase roof survey works in Poverest

Older homes frequently have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so it’s clear what it means for your purchase. We survey natural slate, chimney stacks and the roof space, and the problems we are asked to look at most are slipped or missing slates and tiles and quick fixes on flashings and valleys.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Poverest, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

How the survey changes by roof type

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What we are asked to look at in Poverest

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

Signs worth acting on include:

  • Loose pots and cracked flaunching
  • Gutters choked with leaves and moss
  • Bitumen or mortar used in place of proper repairs
  • Slipped or missing slates and tiles

Take an older house close to St Andrew's: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What’s in a roof survey

Poverest: your questions answered

Will parking be an issue for a roof survey in Poverest?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Is drone flying allowed in Poverest?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

How do I book a survey in Poverest?

It’s easiest to ring 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will point you to the right survey. We survey on weekdays and at weekends.

Do you need access inside the house?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.

Do you cover Poverest for pre-purchase roof surveys?

Yes. We carry out pre-purchase roof surveys in Poverest.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

What affects the cost of pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • The package you choose: Basic, Standard or Premium
  • Roof area
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

What we need to know

If you can, have these to hand when you contact us:

  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or use the contact form.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, check with the agent that we can get in
  • Show us where any leaks or stains appear
