About our gutter survey in Poverest
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed gutters full of debris and silt and joints that drip after rain, a survey will tell you what’s going on, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Poverest with this kind of roof, the hidden gutter is one of the first things to check.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What you can safely check yourself
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Different roofs, different checks
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.
Why act early in Poverest
It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. In Poverest, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

- The inside of buried drains
- Rot or damp concealed behind fascias or inside walls
- The inside of a downpipe along its whole length

The survey, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Surveys in Poverest can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Make sure pets are kept safely away

Local roofs in Poverest
With Bromley Palace about 3.5 miles west, Poverest sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Anyone responsible for a site like Poverest Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you look after a shop, office or commercial unit, for instance near The Mall, a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near St Mary Cray station, a dated record of the roof is useful when planning maintenance across a let.

Questions from Poverest
Will parking be an issue for a roof survey in Poverest?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.
Can a landlord with a rental near St Mary Cray station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.
Will you walk on the roof?
Only if it is safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
How long does a gutter survey take?
It normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.
Do you survey underground drains?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.
Will the survey check for asbestos?
No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
