About our gutter survey in St Mary Cray
Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We are frequently asked to look into gutters overflowing in heavy rain and dripping or leaking gutter joints, across parapet and box gutters, outlets and hoppers and eaves gutters.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

What a gutter survey looks like in St Mary Cray
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Bromley Palace about 3.8 miles west, St Mary Cray sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Take a building like Poverest Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as Jubilee Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For an older house near a landmark such as Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a gutter survey does not cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Parts of gutters that cannot be seen safely
- What’s behind fascias and inside walls
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

Different roofs, different checks
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Box and secret gutters
A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.
St Mary Cray: your questions answered
Do you survey roofs for landlords with property near St Mary Cray station?
Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.
Can parking be tricky for a visit in St Mary Cray?
Parking in St Mary Cray, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.
What’s the best way to book?
Just ring 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.
Could my damp wall be caused by the gutters?
Overflowing gutters frequently lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
What insurance do you have?
We hold professional indemnity and public liability insurance.
Do you climb onto every roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.
What we do, step by step
We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- First, you tell us what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- The loft space is checked for water marks if it’s safe to get into.
- We send a written report with photos and clear recommendations.
Before the survey
- Check pets are kept safely away
- Have any paperwork from past roof work to hand
- Clear the way to the loft hatch

Why it is worth a survey now in St Mary Cray
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Watch the gutters during heavy rain
- Get trees that overhang the gutters trimmed
- Watch ceilings under valley gutters for fresh marks
- Watch for green marks down the brickwork
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

What affects the cost of gutter surveys
A few things affect what a survey costs:
- How complicated the roof is, with its valleys, chimneys and parapets
- Building height and the viewpoints available
- The type of building, from a house to a block or an office
- Roof area
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
