St Pancras Gutter Survey
Get a clear view of the gutter at a property in St Pancras from an independent roof surveyor. We visit on weekdays and at weekends.
- Overflowing valley or parapet gutters
- Leaves and moss blocking gutters
- Soffits marked by water
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Gutter survey in St Pancras
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey valley gutters, fascias and soffits and downpipes, and the problems we’re asked to look at most are gutters overflowing in heavy rain and brackets that have dropped or snapped.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in St Pancras has one, it needs checking from somewhere that can actually see it.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Watch ceilings under valley gutters for fresh marks
- Leave gutter checks at height to someone equipped for it
- Do not leave hidden gutters out of a clear-out
- Watch the gutters during heavy rain
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
What affects the cost of gutter surveys
Prices always include VAT. The things that change the price are:
- The number of roofs, including extensions and garages
- The height of the building and how the roof can be seen safely
- Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
What to let us know when you get in touch
There’s no need for technical words. Just tell us:
- What kind of property and roof it is
- Any marks or damp showing indoors
- Any photos you have, taken from ground level or a window
- The reason for the survey, such as buying, a leak or storm damage
Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.
What a gutter survey looks like in St Pancras
Historic houses such as Dr Johnson's House, about 0.9 miles south-east, show how far back building in the area around St Pancras goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in St Pancras is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you live near a park like Lincoln's Inn Fields, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you live in an older home near Lumen United Reformed Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

The survey, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours for a house, with bigger or more complicated roofs taking longer. In St Pancras, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A report with photographs and recommendations follows.
Preparing for the visit
- Let us know where we can park nearby
- Have any paperwork from past roof work to hand
- Jot down any questions you want answered
How to book
Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we will point you to the right survey. We confirm the price before anything is booked.
Advice
Signs you need a gutter survey in St Pancras
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.
A survey can pick up problems such as:
- Fascia boards damaged by overflowing water
- Leaks at the gutter joints
- Overflowing eaves gutters
- Cracked or loose downpipes
If you run a business near Brunswick Centre, a dated report on the roof is useful for planning and for any lease discussions.
Before you book any roof surveyor
- Whether VAT is in the quoted price
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is there a chance to talk the report through?
- How long they’ve been surveying roofs
Questions from St Pancras
Does a conservation area affect roof work in St Pancras?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is parking a problem for a survey in St Pancras?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you look in the roof space?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.
