Gutter survey in Euston: what you get
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are leaking or loose downpipes and water spilling over the gutter edge, on fascias and soffits, downpipes and eaves gutters.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Euston as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
The report records the gutter as we found it on the day. It is useful right away, and a good reference for later.

What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
How to prepare
- Mention any parking restrictions on your street
- Dig out any old roof reports or invoices
- Let us know about any leaks, stains or damp patches you know of

Advice
Roofs, chimneys and gutters in Euston
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. With Handel Hendrix House about 1.1 miles south-west, Euston sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to London Euston station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like UCL School of Slavonic and East European Studies will know that large buildings have long gutter runs and big roofs that need checking like any other.

Roof by roof
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.
Do you need a gutter survey in Euston?
Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.
Common reasons to book include:
- Soffits marked by water
- Leaves and moss blocking gutters
- Water backing up from a hidden gutter
- Sagging gutters and loose brackets
Trees in and around Lewis Cubitt Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Choosing a roof surveyor
- How soon the report will arrive
- Will the report include photos?
- What insurance they carry
- Do they have a CAA Flyer ID and Operator ID for drone work?
Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Have gutters cleared at least once a year
- Ask for valleys and parapet gutters to be cleared too
- Don’t climb a ladder to look in the gutters
- Keep climbers away from the eaves
If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.
Get the gutters cleared every year or more frequently near trees. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.

Surveys for landlords and agents in Euston
Any of our surveys can be booked by landlords, agents and building managers in Euston. To discuss a property or a block, phone 07833 053749 or email us.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.
Checking the roof from ground level
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Common questions in Euston
Is parking a problem for a survey in Euston?
Sometimes, yes. If Euston has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Do you survey roofs for landlords with property near London Euston station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
Do you work in Euston?
Yes. We survey roofs in Euston and the rest of Greater London, as part of our work across London and South East England. To book, phone 07833 053749 or email us.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How much time does the visit need?
A visit normally takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. We will give you an idea as you book.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
