What a chimney survey doesn’t cover

In fairness, a roof survey has limits:

  • Whether a stack needs rebuilding on structural grounds
  • Areas we cannot view from safe positions
  • Flue inspections or sweeping

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and doesn’t.

What we look at

  • Lead flashings
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Flaunching
  • Chimney breasts
  • Brick chimney stacks

How a chimney survey works in Euston

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We’re often asked to look into eroded joints in the brickwork and flaunching that has broken away, on brick chimney stacks, flaunching and shared and party-wall stacks.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Euston as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Helping us price your survey

A little information up front helps. Please include:

  • The property’s address and postcode
  • Any marks or damp showing indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by

To arrange a survey, phone 07833 053749 or send us an email and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.

What we’re asked to look at in Euston

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

Problems we come across often include:

  • Gaps where the stack meets the roof
  • Eroded joints in the brickwork
  • A stack that appears to lean
  • Gaps in the mortar around the pots

For businesses in and around places like Brunswick Centre, a dated report on the roof is useful for planning and for any lease discussions.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Which limits apply to the survey
  • Whether the inside of the roof is included
  • How long the report takes to arrive

What’s in a roof survey

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Why get it checked now?

If you’re buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

What you get with us

Common questions in Euston

Is parking a problem for a survey in Euston?

Parking in Euston, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can a landlord with a rental near London Euston station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

What happens next?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.

Our stack is shared. Can you still survey it?

Yes. We inspect what can be seen safely and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

Is it a problem to have an unused chimney?

A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can decide with a builder what to do.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours at a house, as part of a look at the roof around the stack. London terraces rarely offer a view of the whole roof from one spot, so a visit in Euston moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Let us know about parking near the property
  • Check the loft hatch can be reached
  • Let us know about any leaks, stains or damp patches you know of

How to book

What a chimney survey looks like in Euston

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Handel Hendrix House, about 1.1 miles south-west, show how far back building in the area around Euston goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Trees in and around Lewis Cubitt Park shed leaves that can end up in nearby gutters. Anyone responsible for a site like UCL School of Slavonic and East European Studies will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Euston is about 1 mile west of St Pancras, in Greater London. We survey roofs in Euston and the rest of Greater London. We cover towns and villages across Greater London, large and small.
