Thermal Roof Survey in Euston
A careful look at the roof at your property in Euston, and put it all in a report with photographs.
- Damp that repairs haven’t cured

- Damp around roof outlets and upstands
About our thermal roof survey in Euston
On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you can’t normally tell from the surface. We then check those areas with moisture readings. Typical surveys look at leaks that are hard to trace and missing or slipped insulation, across ceilings below the roof, commercial roofs and pitched roof slopes.
Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Your questions about thermal roof surveys in Euston
Does a conservation area affect roof work in Euston?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is parking a problem for a survey in Euston?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Will you photograph what you find?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
What conditions are best for thermal imaging?
Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.
The survey, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Euston moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- Have any questions written down, so nothing gets missed
- Find any records of previous roof work
- Keep pets inside or away from the areas we’re looking at

Other services in Euston
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Different roofs, different checks
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.
Parapets, valleys and junctions
Problems where roof slopes and walls meet are often hidden. A careful visual inspection goes alongside the images.
Drones, thermal imaging and Euston roofs
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Euston has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once.
If you run a business near Brunswick Centre, big, flat commercial roofs are where photos from the air and thermal images help most. Take a building like UCL School of Slavonic and East European Studies: thermal images can show where wet insulation sits under a big flat roof. Take an older house close to St Pancras New Church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What affects the cost of thermal roof surveys
Prices vary from roof to roof, for these reasons:
- The shape of the roof and its details
- Building height and the viewpoints available
- Whether it’s a home or a commercial building
- Any need for thermal images or a drone flight
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before booking.
What to tell us when you contact us
You don’t need to know any roofing terms. Just tell us:
- Pictures from the garden or a window, if you have them
- What made you get in touch
- Where the property is, with the postcode
- What kind of property and roof it is
We confirm the price for your survey before you book, so you know where you stand. Prices start from £400, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.
For landlords and managing agents
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Leave it or get it looked at?
Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Any roof job in Euston means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £400, including VAT.
