Thermal roof surveys for Agar Town homes and businesses

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Thermal roof survey in Agar Town: what you get

What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when booking, and our report notes the conditions and how they affected what we saw. We survey pitched roof slopes, flat roofs and ceilings below the roof, and people most often book us about heat escaping through the roof and wet areas near outlets and upstands.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what can’t be reached safely. Weather on the day decides whether it goes ahead, in Agar Town as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Agar Town moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Do you need a thermal roof survey in Agar Town?

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

Typical things we’re asked to look at include:

  • Damp around roof outlets and upstands
  • Patches of heat loss across the roof
  • Damp around chimneys and parapets
  • Cold areas below the roof

Parking in Agar Town, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.

Questions to ask before you book

  • Their insurance cover
  • Their track record with similar roofs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What exactly goes into their report

What a good roof survey covers

Agar Town: your questions answered

Will parking be an issue for a roof survey in Agar Town?

It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Is drone flying allowed in Agar Town?

Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Can you use a thermal camera on a sloping roof?

It can help, but the results are frequently less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Clear results when the conditions on the day are poor
  • Proving moisture from the images alone
  • An energy rating for the building

Airspace, weather and Agar Town roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Winfield House, about 1.5 miles west, show how far back building in the area around Agar Town goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For hotels and guest houses around Agar Town, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. If you look after a building like Abacus Belsize Primary School, a drone or thermal camera can show a large roof in a single visit.

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Any roof job in Agar Town means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly.

Prices quoted always include VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
