Questions from Walthamstow

Are there drone restrictions around Walthamstow?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Is my home in Walthamstow listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.

How long is the visit?

It normally takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. The written report follows by email.

What insurance do you have?

We hold professional indemnity and public liability insurance.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Thermal roof survey in Walthamstow

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey pitched roof slopes, flat roofs and commercial roofs, and people most often book us about areas of a flat roof that may hold water and stains that keep coming back.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Walthamstow as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Clear leaves from outlets and gutters each autumn
  • Remember the conditions on the day affect the results
  • File the images with your roof records
  • Photograph damp patches with the date

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How the survey changes by roof type

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there’s safe access.

What we’re asked to look at in Walthamstow

Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that is moving quickly.

Here are some of the things we see often:

  • Missing or slipped insulation
  • Possible trapped moisture under a flat roof covering
  • Ceilings that feel colder in places
  • Patches of heat loss across the roof

Take a building like Greenleaf Primary School: a view from above covers a wide roof far faster than walking it.

What to check before booking

  • What the report includes, and whether it has photographs
  • How much experience they have with roofs like yours
  • When you will get the report
  • What insurance they carry

What a roof survey includes

What happens on the day

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In Walthamstow, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • Have any questions written down, so nothing gets missed
  • If it isn’t your property yet, arrange access through the agent
  • For flats, check roof access has been agreed
