About roof surveys in E4

Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey chimney stacks, clay and concrete tiles and ridges, hips and valleys, and the problems we are asked to look at most are worn or blocked valleys and cracked mortar along the ridge.

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, it normally takes an hour or two for a house, though large, tall or awkward roofs take more time.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How our prices work

Roof surveys across E4: local notes

Homes across E4 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in E4.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in E4 is checked with its age and materials in mind.

Chingford: Bruce Castle, about 3.5 miles south-west, is one of the historic houses in the wider area around Chingford. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Take an older house close to All Saints' Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why get it checked now?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot.

What to check before booking

  • How long they’ve been surveying roofs
  • Which parts of the roof they’ll actually see
  • How long the report takes to arrive
  • Will the report include photos?

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • An exact number of years the roof has left
  • Whether the roof structure meets design loads
  • Defects hidden under coverings or inside walls without opening up

Common roof problems in E4

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Most people get in touch after spotting something like this:

  • Loose chimney pots
  • Valley linings that have cracked or split
  • Blocked, sagging or leaking gutters
  • Ridge tiles that have lifted or moved

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

We survey roofs for letting agents and landlords as well as householders. A report with photos gives you a clear record of the roof.

Tips from our surveys

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Look for debris in the garden after high winds
  • Find records of any re-roofing or repairs
  • Take photos of any leaks as they happen
  • File the report with your home documents

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Questions from E4

How long does a roof survey take?

The visit typically takes an hour or two at a typical home, though large, tall or awkward roofs take more time. We’ll give you an idea of timing when booking.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How do I book a survey in E4?

Simply phone 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you look in the loft space?

Usually, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
