Chingford Flat Roof Survey
A careful look at the flat roof at your property in Chingford, with photos and a written report.
- Water getting in at rooflights
- Standing water left after rain
- Outlets that hold water back
What we look for on each type of roof
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.
Felt and built-up roofs
The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.
Flat roof survey in Chingford: what you get
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’re worried about leaks around rooflights and outlets choked with leaves and silt, a survey will tell you what’s going on, whatever the roof.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Chingford, the roof above may belong to the building rather than one flat.
The report records the flat roof as we found it on the day. It is useful straight away, and a good reference for later, like when you want to compare after future work.

Your questions about flat roof surveys in Chingford
Do you cover Chingford?
Yes, Chingford is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.
Will parking be an issue for a roof survey in Chingford?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.
Can you survey any kind of flat roof?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.
Can you survey a flat roof on an office or unit?
Yes. Commercial and residential flat roofs are both covered. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.
How do I arrange a flat roof survey in Chingford?
Just phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.
Do you survey on Saturdays and Sundays?
Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or drop us an email.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

What we do, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. London terraces rarely offer a view of the whole roof from one spot, so in Chingford we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Preparing for the visit
- Keep pets in another room
- Let us know about parking near the property
- Unlock side gates and any roof access doors

Advice
Flat roof surveys around Chingford
Historic houses such as Bruce Castle, about 3.5 miles south-west, show how far back building in the area around Chingford goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you own one of the older houses in the streets near All Saints' Church, the joins between later flat roofs and the old walls are where problems typically start. If you run a business near Edmonton Green Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you look after a building such as Parkside Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

- Asbestos testing, which needs a specialist asbestos surveyor
- Fragile surfaces, which we don’t walk on
- A promise that the roof won’t leak in future

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
