About our flat roof survey in St Pancras

A flat roof leak frequently travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you’ve noticed dips that suggest the deck is deflecting and failed upstands where the roof meets a wall, we can find out what’s behind it, whatever the roof.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in St Pancras, the roof above may belong to the building rather than one flat.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about one to two hours for a house, or half a day or so for a commercial building. Surveys in St Pancras can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Getting ready for the survey

  • Jot down any questions you want answered
  • Move anything stored under the loft hatch

What we look for on each type of roof

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Honest limits

To be straight with you, a roof survey has limits:

  • Hidden layers beneath the covering
  • Asbestos testing, which needs a specialist asbestos surveyor
  • An exact number of years the roof has left

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Single-ply membranes
  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass

Questions from St Pancras

Does a conservation area affect roof work in St Pancras?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can parking be tricky for a visit in St Pancras?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or email us with the details.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What do I do with the report?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What if it rains on the day?

Light rain doesn’t usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Flat and commercial roofs around St Pancras

Historic houses such as Dr Johnson's House, about 0.9 miles south-east, show how far back building in the area around St Pancras goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Within a mile and a half or so of St Pancras there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Hotels and guest houses near St Pancras cannot easily close rooms for a leak, so it pays to find faults before guests do. Take a building like St George the Martyr Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you live in an older home near Lumen United Reformed Church, the flat roofs on later extensions tend to wear out long before the main roof.

Tips that help

Over many surveys, some simple habits stand out:

  • Check ceilings under the roof for damp patches
  • Book a survey every few years
  • Ask whoever fits equipment on the roof to make good the covering
  • Keep records of when the roof was laid and what work has been done

Landlords, owners and managing agents can keep the report as a dated record of the roof. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
