How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Flat roof survey in Angel

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey single-ply membranes, felt flat roofs and upstands and outlets, and the problems we are asked to look at most are splits and cracks in the covering and damaged trims at the roof edge.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. Which one is on a roof in Angel shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Note where water lies after a downpour
  • File the paperwork for the roof and any repairs
  • Note any new marks on ceilings beneath the roof
  • Ask whoever fits equipment on the roof to make good the covering

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

What a flat roof survey doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Hidden layers beneath the covering
  • Testing older roof sheets for asbestos
  • A structural engineer’s assessment of the deck

Angel questions

Can you look at the flat roof of a hotel or office near Angel?

Yes, commercial flat roofs are part of what we cover. For a bigger roof, you will get a quote based on the building.

Will parking be an issue for a roof survey in Angel?

Typically it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What’s the best way to book?

The quickest way is to ring 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.

How long does the survey take?

Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. We will confirm the timing when booking.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

What a flat roof survey looks like in Angel

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 1.2 miles south lies Dr Johnson's House, a reminder of how long the area around Angel has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near London Kings Cross station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you own one of the older houses in the streets near St Mark's Church, the flat roofs on later extensions tend to wear out long before the main roof. For hotels and guest houses around Angel, a roof problem found early is far less disruptive than one found by a guest.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Leave it or get it looked at?

Ponding seldom gets better on its own. It normally points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
