Independent electronic leak detection in Angel

Electronic leak detection in Angel: what you get

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current that passes through the membrane only where there’s a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. We survey green roofs, single-ply roofs and roof terraces and balconies, and the problems we’re asked to look at most are leaks under green or ballasted roofs and waterproofing to test before it’s covered.

On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Angel, the flat roof is often a shared part of the building.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

What we look for on each type of roof

Green and ballasted roofs

Green roofs and ballasted roofs cover the waterproofing. Testing may still be possible but it depends on the layers.

Single-ply membranes

Single-ply can be punctured by tools or fixings. ELD can locate them.

Questions from Angel

Can parking be tricky for a visit in Angel?

It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Does a conservation area affect roof work in Angel?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Which method do you use?

We choose the method that suits the roof. You will know which method we plan to use before we start.

Common roof problems in Angel

New membranes can have defects from installation. Testing before the roof is covered or handed over helps find them.

We’re often asked to look at:

  • Damp inside with no sign on the roof
  • Punctures from foot traffic or tools
  • Leaks at pipes, outlets or fixings
  • Waterproofing to test before it’s covered

Take an older house close to St Mark's Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What to check before booking

  • How long the report takes to arrive
  • Which viewpoints they use to see the roof
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?

What a roof survey includes

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Areas we can’t reach or that cannot be tested
  • The extent of water in the insulation
  • Repairing the breaches (that’s for your roofer)

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

What we check

  • Roof terraces and balconies
  • Commercial flat roofs
  • Flat roof membranes
  • Green roofs
  • Liquid-applied waterproofing
  • Single-ply roofs

Why it is worth a survey now in Angel

A visual inspection can miss tiny holes. Electronic testing can find breaches you cannot see by eye where the roof suits it. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

What electronic leak detection looks like in Angel

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Angel is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. There are several hotels within about a mile and a half of Angel. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Take a building like St John Evangelist RC Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to London Kings Cross station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Angel is about 1 mile north-east of St Pancras, in Greater London. Angel gets the same service as everywhere else we work: a proper look at what can be seen safely, photos and a clear written report. Angel is one of the towns and villages in Greater London we cover for electronic leak detection.

What affects the cost of electronic leak detection

Prices vary from roof to roof, and it comes down to:

  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Any photos you have, taken from the ground or a window
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, such as exchange

To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

The survey, step by step

Safety comes first on every visit. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. From the street, a London terrace usually shows only its front slope or parapet, so in Angel we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Show us where any leaks or stains appear
  • Make sure the loft hatch can be reached
