Landlord roof surveys near Angel

Landlord roof survey in Angel

Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told in advance. You or your agent arrange access and we will say what we need as you book. Where we cannot get into part of the building, the report says so. We survey flat roofs on blocks, gutters and downpipes and shared roofs, and people most often book us about leaking joints at party walls and gaps where tiles or slates have slipped.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Angel has one, it needs checking from somewhere that can actually see it.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it’s safe to see them.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

What affects the cost of landlord roof surveys

When we price a survey, we consider:

  • The roof’s overall size
  • How many separate roofs there are, such as extensions, dormers and garages
  • House, block, shop or office
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you need to know.

What to tell us when you get in touch

What helps most when you contact us:

  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • What made you get in touch
  • Any photos you have, taken from the ground or a window

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It normally takes between one and two hours for a single let house, with blocks of flats taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Check pets are kept safely away
  • Move anything stored under the loft hatch
  • Tell us about any leaks, stains or damp patches you know of

  • Responsibility under a lease
  • Roof areas we weren’t given access to

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What we look at

  • Flat roofs on blocks
  • Blocks of flats
  • Rented houses
  • Converted houses

  • Shared roofs

Angel questions

Do you survey roofs for landlords with property near London Kings Cross station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will parking be an issue for a roof survey in Angel?

Parking in Angel, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we are allowed to be and we’ll say so.

How do I arrange a landlord roof survey in Angel?

Simply phone 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.

Do you cover Angel for landlord roof surveys?

Yes, we do. Angel is part of the area we cover.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

What a landlord roof survey looks like in Angel

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Dr Johnson's House, about 1.2 miles south, show how far back building in the area around Angel goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you run a business near Brunswick Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you live near a park like Barnard Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like St John Evangelist RC Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Why it is worth a survey now in Angel

A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work so you know what you’re asking contractors to price. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
