What affects the cost of landlord roof surveys

Prices always include VAT. What changes the price is:

  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Where water is showing inside, if it is
  • When you need the report by
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Landlord roof survey in Clerkenwell: what you get

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the roof space where there is safe access. We survey shared roofs, flat roofs on blocks and gutters and downpipes, and people most often book us about damaged pots and flaunching and loose ridge or hip tiles.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common questions in Clerkenwell

Will parking be an issue for a roof survey in Clerkenwell?

Parking in Clerkenwell, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

How do I find out if my home in Clerkenwell is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How much is a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit, so phone 07833 053749 or email us for a price.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.

Do you look in the loft space?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It is not a RICS Level 2 or 3 building survey and does not replace a structural engineer’s report.

What we are asked to look at in Clerkenwell

Shared roofs can fall between owners. Each party may assume someone else is dealing with it, so maintenance gets put off. A condition report gives everyone the same starting point.

Look out for signs like these:

  • Damp or stains in top-floor flats
  • Gutters overflowing onto walls
  • Damaged pots and flaunching
  • Splits and blisters in flat roof coverings

For an older house near a landmark like St James's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking any roof surveyor

  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The structure in the way a structural engineer would assess it
  • Legal advice on leases or service charges
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Gutters and downpipes
  • Converted houses
  • Rented houses
  • Blocks of flats
  • Shared roofs
  • Flat roofs on blocks

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours at most homes, and longer for a large or complex roof. In Clerkenwell, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Let us know about parking near the property
  • Move anything stored under the loft hatch
  • Find any records of previous roof work

Local roofs in Clerkenwell

Dr Johnson's House, about 0.8 miles south, is one of the historic houses in the wider area around Clerkenwell. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Farringdon station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Brunswick Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. We check them as part of the survey.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to and note what couldn’t be seen.

Why act early in Clerkenwell

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. In Clerkenwell, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.
