Thermal roof survey in Clerkenwell: what you get

A thermal camera can help when the cause of damp is not obvious. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. Common reasons to book are cold areas below the roof and areas of a flat roof that may hold water, across flat roofs, commercial roofs and insulated roof spaces.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Clerkenwell is checked before any drone flight, and where permission is needed, the flight waits for it.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we cannot see

It is useful to know what a survey won’t do before booking:

  • Whether the deck or roof structure is strong enough
  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Pitched roof slopes
  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof
  • Loft conversions
  • Insulated roof spaces

Flying and imaging in Clerkenwell

The wider area around Clerkenwell has a long history of building, with Dr Johnson's House about 0.8 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help.

If you run a business near Brunswick Centre, big, flat commercial roofs are where aerial photos and thermal images help most. If you live in an older home near St James's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to tell us when you get in touch

These details help when you get in touch:

  • Where water is showing inside, if it is
  • Any photos you have, taken from the ground or a window
  • Dates you’re working to, like exchange
  • What made you get in touch

Booking is simple: just ring 07833 053749 or email us and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Surveys in Clerkenwell can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

When to book a survey in Clerkenwell

People frequently book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

It is worth booking a survey if you’ve seen:

  • Areas of a flat roof that may hold water
  • Damp around roof outlets and upstands
  • Cold areas below the roof
  • Damp where roofs meet walls and chimneys

A roof leak in a hotel or guest house around Clerkenwell means lost rooms as well as repairs.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • Their drone registration, if they fly one
  • What they won’t be able to tell you
  • Their insurance cover

What a roof survey includes

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Clerkenwell questions

Will parking be an issue for a roof survey in Clerkenwell?

Parking in Clerkenwell, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Are there drone restrictions around Clerkenwell?

Usually it comes down to two things: the airspace at the address and the weather. Clerkenwell is about 1 mile from the restricted area over the City of London, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or heavy rain also stops a small drone flying.

What do I do with the report?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How experienced are you?

More than 5,000 surveys over 20+ years.

How long does the survey take?

It normally takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email, on the timescale of your package.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Do not climb onto the roof to look for leaks yourself
  • Clear leaves from outlets and gutters each autumn
  • Take photos of stains as they appear, so we can compare
  • Note where damp appears and after what weather

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.
