Thermal roof survey in Pentonville: what you get
A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. We survey pitched roof slopes, insulated roof spaces and loft conversions, and the problems we’re asked to look at most are heat escaping through the roof and wet insulation beneath the membrane.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Pentonville as anywhere. Let us know about the building and access when booking. The extra view helps most on steep slopes, tall stacks and rear additions.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Useful tips for Pentonville property owners
A survey works best with a little help from you, before and after. Tips:
- File the images with your roof records
- Keep outlets and gutters clear to stop water sitting
- Do not switch the heating off ahead of the visit
- Check the loft can be reached safely
If you are buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
FAQs for Pentonville
Is drone flying allowed in Pentonville?
It depends on the exact address and the weather on the day. The restricted area over the City of London, where drone flights need permission from NATS, is about 2 miles from Pentonville. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Can parking be tricky for a visit in Pentonville?
It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.
Is this a RICS survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you do a thermal survey in any weather?
The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.
Will I get photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take about one to two hours at most homes, with bigger or more complicated roofs taking longer. The written report follows by email.
Can you check my loft insulation with a thermal camera?
The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.
The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes an hour or two for most houses, with bigger or more complicated roofs taking longer. From the street, a London terrace usually shows only its front slope or parapet, so in Pentonville we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- Agree roof access with the managing agent if it’s shared
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street

How the survey changes by roof type
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.
Parapets, valleys and junctions
Junctions where roofs meet walls, parapets and valleys are common places for water to get in. The camera can help show damp around these junctions.
Landlords, agents and block managers in Pentonville
An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.
We survey roofs for landlords and letting agents as well as homeowners. A written report with photographs gives you a clear record of the roof, useful for planning maintenance.
Do you need a thermal roof survey in Pentonville?
Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.
We are often asked to look at:
- Wet areas near outlets and upstands
- Missing or slipped insulation
- Leaks that are hard to trace
- Patches of heat loss across the roof
Take an older house close to Church of Saint Peter: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps.

Why get it checked now?
A damp patch that keeps coming back typically has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Prices start from £400, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.
