How a thermal roof survey works in Islington
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey commercial roofs, insulated roof spaces and pitched roof slopes, and common reasons people get in touch are gaps in loft insulation and water that travels before it shows.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at. Let us know about the building and access as you book. The extra view helps most on steep slopes, tall stacks and rear additions.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Tips from our surveys
Here are a few things we’d tell any owner:
- Keep the heating on as usual before a heat loss survey
- Check outlets after heavy rain
- Clear a path to the loft hatch before we arrive
- Photograph damp patches with the date
Premium Surveys include an in-person consultation, so you can go through the images with us. There is a 12-month follow-up too.
Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.
Different roofs, different checks
Felt and asphalt flat roofs
Felt and asphalt roofs often show wet areas as patches that differ from the rest. We check those patches with moisture readings.
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.
Honest limits
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- Whether the deck or roof structure is strong enough
- Clear results when the conditions on the day are poor
- An energy rating for the building

Common roof problems in Islington
On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.
A survey makes sense if you’ve noticed:
- Heat escaping through the roof
- Ceilings that feel colder in places
- Leaks far from where the stain appears
- Damp around chimneys and parapets
For site and facilities teams at buildings such as Islington Proprietary School, big roofs are where aerial photos and thermal images show the most at once.
What to check before booking
- Whether the inside of the roof is included
- Their track record with similar roofs
- Their drone registration, if they fly one
- What exactly goes into their report

FAQs for Islington
Will parking be an issue for a roof survey in Islington?
Parking in Islington, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Is my home in Islington listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
Is this an asbestos survey?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
What conditions are best for thermal imaging?
The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.
Does someone need to be in?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
Do you climb onto every roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
Thermal roof surveys in Islington: local notes
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Within a mile and a half or so of Islington there are several hotels. If you look after one, a large roof can be surveyed without guests having anyone working above them.
If you run a hotel or guest house in or near Islington, a roof problem can mean rooms out of use, so it pays to find faults before guests do. With Dr Johnson's House about 1.6 miles south, the area around Islington has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.
Islington is about 3 miles north-east of City of Westminster, in Greater London. Roofs in Islington get the same thorough look as anywhere else in Greater London. Islington is one of the towns and villages in Greater London we cover for thermal roof surveys.

How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Islington, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We check the roof from the ground, from windows and from the roof itself where it is safe.
- A thermal camera records how the surface temperature varies across the roof.
- We check the patterns that stand out with moisture readings where there’s safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Before we arrive
- If you are buying, check with the agent that we can get in
- Dig out any old roof reports or invoices
- Point out any leaks or damp patches
